The Home -
Located on one of Lower Clapton's quietest and most desirable streets, this charming Victorian house has been thoughtfully restored to create a warm and welcoming home in which the period features blend seamlessly with the carefully planned renovations. The loft conversion has enlarged the space to over 1,500 square feet including Five double bedrooms, open plan reception rooms and a kitchen diner, lots of original features and a South facing rear garden that floods the whole house with natural light. Elmcroft street is a peaceful no through road and sits perfectly between Millfields Park, Chatsworth Road and all that Lower Clapton has to offer.
The Indoors
The reeded glass paneled front door is painted in Farrow and ball 'Crimson Red' from the archive collection. The welcoming hallway has restored original floorboards and leads into the double sitting room. Tastefully chosen Masquerade mid and Julie s Dream ' Little Greene paint create a sense of home that is complimented by the cornicing, ceiling rose, restored original floorboards and original fireplace with original marble surround. This is an incredibly bright and sunny room with dual aspect windows; at the rear, the window frames green views over the garden and to the front you have a large bay window overlooking the street. In these rooms (and throughout the majority of the house) the radiators have been replaced with traditional style radiators in keeping with the period of the property.
As you descend a few steps into the Kitchen/Diner your eyes are drawn immediately to the large floor to ceiling doors that open out onto the garden and sash windows to the side. The Farrow and Ball Pink Ground paint adds to the homely feel and the engineered Oak floorboards have been carefully laid under foot. A Stoves dual fuel range cooker is surrounded by ample cupboard space and work surfaces. The basement is accessed from the kitchen and provides extra storage.
The landing area on the first floor is carpeted by the 'Unnatural Flooring Company' and leads to the family bathroom which has a Fired Earth toilet, sandstone floor and St. James traditional fittings and is painted in Farrow and Ball Pink Ground . Also on this floor is a double bedroom which has a South facing window and 100% wool carpet and is a good sized double. You then ascend a few more stairs - which are also carpeted by the 'Unnatural Flooring Company', into the master bedroom. This is an exceptionally bright room thanks to one large bay window and a separate window that faces the door, this room is painted in Farrow and Ball Peignoir and has 100% wool carpet under foot, there is an original fireplace and built in wardrobes. The second bedroom is on this floor and has a south facing window and 100% wool carpet.
As you ascend onto the second floor, the staircase is lit with natural light - courtesy of a well thought out sky light. The fourth bedroom has a south facing sash window, 100% wool carpet and and would make a perfect study. The fifth bedroom has a Velux window to the front and a south facing dormer window to the rear, there is extra storage in the eaves, this room also benefits from its own Velux window, 100% wool carpet and an en-suite shower/W.C. in which the floor was installed by The Colour Flooring Company.
The Outdoors
The front garden is sandstone from London Stone. To the rear is the South facing garden, a tranquil space that is bathed in sunshine throughout the day. There is potential to add a side return extension (subject to usual planning consents)
