The Home -
Occupying a corner plot on one of Lower Clapton's most sought-after locations, this unique Victorian house has been superbly renovated to an extremely high specification by the current owners in conjunction with Day Trip Studios and Virginia White. The period features have been lovingly restored with a contemporary finish, the ground floor has been significantly enlarged and opened up to create lateral space that flows effortlessly and merges seamlessly into the courtyard garden. Well considered glazing invites the natural light in and allows that light to radiate throughout. No stone has been left unturned in the creation of this truly stunning house which has a footprint of over 2,411 square feet and a wraparound west facing garden.
The Indoors
From a tranquil section of Rushmore Road, the house is entered via a gated entrance that leads directly into the wrap around garden where we find the Herringbone brickwork and original tiling underfoot. The restored classic stained glass front door opens onto the grand hallway, which has beautiful original Victorian tiling underfoot, the whole ground floor is painted in Quill Grey by The Sandserson design group. To the right is a boot room/downstairs W.C. which has Moroccan marble floors and Martha Hermitage wall paper and bespoke cabinetry. Through an open doorway (which has been enlarged to almost the full ceiling height) you enter one of the reception rooms, there is a west facing double glazed sash bay window, a Victorian radiator, intricate original cornicing and ceiling rose and an open and fully working fireplace.
Through another opened doorway also increased in height, we find another reception room, solid French Oak Herringbone floors, original cornicing and ceiling rose and another open and working fireplace. This room flows seamlessly into the stunning family kitchen dining room. This is the hub of the home and is a wonderfully bright, airy and social space full of natural light thanks to the floor to ceiling sliding La Perla doors that open onto the courtyard garden. Underfoot are polished poured concrete floors by Lloyd concrete, complete with underfloor heating. There is a large skylight that welcomes in sunlight from above throughout the day, exposed Stell beams and in ceiling Sonas speakers. This space has been meticulously designed by Day trip Studio and Virginia white to have clean lines with cooking and entertaining at the heart of it. Together, they created an extension which had a modern twist, but also keeping in mind the rest of the house s Victorian feel.
The beautiful Plain English style bespoke kitchen has Carrera marble worktops, splashbacks, shelving and a huge glass haberdasher to expose crockery and glasses. The cabinetry is finished with Armac Martins handles and fittings. The island has plenty of space to cook around and socialise and has its own sink tap and sink. The main tap and stainless steel sink has a Quooker boiling tap. The Elica Nikolatesla NT-switch induction cooker is vented externally. The Miele self-cleaning double ovens is internet controlled, double fridge and freezer, two pull out, huge bin cupboards, and ample storage with its own double doors, Carrera marbled full length larder with wicker basket storage space at the bottom.
As you ascend to the first floor we have the original banisters and the walls are painted in 'Elephants breath' by Farrow & Ball. On the first floor we find the main bedroom, this room has real sense of calm, the west facing sash bay window floods the room with light, solid French Oak Herringbone floors, a walk in wardrobe plus two original built in wardrobes to the side of the chimney breast. The en-suite has Encaustic, Cherry Red hexagonal Bert and May tiles on top of underfloor heating, the shower block is tiled in the no longer available Conrad collection from Bert & May. There is a waterfall shower, Duravit sink with Bert & May fittings and mirror above plus a west facing sash window.
The second and third bedrooms both have sash windows, solid French Oak Herringbone floors and are good sized doubles. Also on this floor, one of the former bedrooms has been converted into a large laundry/utility room, it has a full working sink, a worktop to fold clothes, plenty of shelving and pegs to hang baskets. This room is fitted with more charming Encaustic black and white tiles underfoot, with Bert and May splash-back tiles to match with the rest of the house. The wall has been replaced with bespoke 'Jack & Jill laundry cupboard wall that allows towels, bedding and freshly ironed clothes to be accessed from both the laundry room but also the landing.
